As we all know, the urban layout of Chengdu is similar to that of Beijing and Xi’an. One ring, two rings, the middle ring, the third ring, and the city around the city, Chengdu is also a city with a “five rings.”

However, the city’s supporting facilities are early enough, the distance from the city center is close enough, and the living and consumption atmosphere is mature enough for Chengdu First Ring Road. The business development situation is slightly embarrassing.

From the core business district of Chengdu city center – Chunxi Road and Yanshikou, to several regional centers such as Xinnan Tiandi, Financial City, Pancheng Steel, etc., Chengdu’s commercial development seems to have successfully avoided in recent years. The distribution of large projects is uneven

Small scale is the first impression that the First Ring Road business gave me.

We have roughly calculated the current commercial projects of the first ring extension (within a straight line distance of 1KM), with a total of about 23 (including projects to be opened). Among them, we often say that the “shopping center” does not account forMore than 50%, the remaining projects include non-self-holding blocks/squares (such as the Roman Holiday Plaza, Cape of Good Hope Commercial Plaza), as well as professional markets (A World, Digital Plaza).

The large-scale integrated commercials that can be seen in the “doughnuts” can even be described as “a handful of”.

Another major feature is that the property/model is relatively old.

From the perspective of opened projects, most projects are old-fashioned, both in terms of property form and operating mode. A commercial project recently opened is probably the future center of Dongyihuan, which appeared in 2018. The project also introduced a box of freshmen from the city center.

However, due to the small volume of the center in the future, the specific operation situation in the past year or more is not satisfactory, so the presence in the market is low.

Of course, on the first ring road, we can also find a relatively large new business with a certain influence and reputation in the market. Chengdu Raffles City Square in the South First Ring Road and Jinniu Wanda Plaza in the North First Ring Road are among them. The representative, and both of them appeared in the second half of 2012 (in fact, it is not new).

Chengdu Raffles City was officially opened on September 23, 2012. It is the famous commercial product line of Singapore Kaide Group, Raffles, and entered the Southwest market for the first time. The project is full of design and architectural appearance, which makes the industry and the public shine, and the new and trendy, fashionable and young positioning, enriching the commercial market of the first ring and even Chengdu.

Moreover, when Chengdu Raffles City opened, the first subway line in Chengdu – Metro Line 1 has been opened. Therefore, Chengdu Raffles is also the first case of the first batch of subway commercial centers in Chengdu. Later, along with the opening of Metro Line 3, Chengdu Raffles City became a connecting and transfer station for two subway lines, and its TOD commercial properties were further enhanced.

The Taurus Wanda Plaza was unveiled on December 22 of the same year. As the second Wanda Plaza in Chengdu’s main city, the appearance of Jinniu Wanda Plaza has indeed brought a lot of new consumption content and experience to the north of the city. Also because of the relationship between the property and the subway, the convenient accessibility of Jinniu Wanda Plaza also provides a certain guarantee for its daily passenger flow.

Although there is Kade in the south and Wanda in the north, it has not significantly changed the uneven business conditions of the entire first ring road, and the overall status of the property situation is old. Among the more than 20 open and unopened projects that we have identified, the large-scale commercial centers operated by professional business management companies are even less pitiful.

More than that, the commercial project segment on the entire first ring road is also very uneven. The projects that have been opened or in operation are concentrated in the East Gate and the South Gate. The North Ring is currently relying on the Golden Bull that opened in 2012. Wanda Plaza holds up half the sky, while the West One Ring area can hardly get a decent comprehensiveCommercial body.

As far as the development path of Chengdu is concerned, Ximen is the earliest mature area. Why is the “uneven distribution” of the first ring road falling in the west part of the city?

In fact, the previous “doughnut map” has relatively clear answers to the above questions.

Obviously, on the first ring road, it is more “prosperous” than commercial development. It is an attraction (Wuhou Temple, Jinli, Qingyang Palace, Du Fu Caotang, etc.), hospital (Huaxi Hospital, Provincial Hospital, Provincial Orthopaedics). Hospitals, etc., as well as universities (Sichuan University, Southwest University for Nationalities, Electronic Science and Technology University, Chengdu Sports Institute, etc.). It is precisely because there are so many schools, hospitals and attractions on a donut that it is also limiting the development of large-scale businesses to a large extent.

Especially in the west of the city, there are just a variety of parks and famous attractions. We have no fewer than ten on the map, and the floor space is large. What is in sharp contrast with it is the large-scale commercial center of the West First Ring.

As far as the area we have marked, there is almost no large commercial center in the entire West Ring. On the contrary, it is the construction of various cities such as parks, scenic spots, hospitals and schools. Here, there is a momentum of “hundred flowers”.

This aspect is because the west of the city is known as the earliest and fastest-growing area, coupled with the natural geographical advantages, so it is more convenient and perfect in terms of urban support and ecological construction.

On the other hand, in the road planning of Chengdu, the first ring road is not only the transition zone between the core business district of the city center and the sub-regional business districts of multiple districts, but also an important connecting area between the urban commercial district and the residential district. Therefore, more parks, attractions, hospitals and schools are here, which is largely due to the convenience of daily life of urban residents.

However, such scenic spots as Jinli and Wuhou Temple have their own commercial attributes, which can be regarded as a tourism and leisure business model.

In addition, it is because of the proximity to the downtown area, the super-strong radiation range and huge adsorption capacity of the core business district, which makes the commercial development of the First Ring Road difficult and difficult to achieve.

It is obvious that in the last quarter of 2019, there will be very few large-scale commercial projects in Chengdu’s main city this year. The significant reduction in new projects, to a certain extent, means that the market is gradually becoming saturated. When the “quantity” reaches a certain peak, the market needs more high-quality business models and fresher consumer content.

For the market appeals such as this, the first loop of Chengdu is really “too difficult”. But if you say the future, it is not without a machine.
