1. Deed tax

Deed tax is a relatively large amount of money in addition to the down payment when buying a house. The deed tax is a kind of property tax levied on the property right holders for the real property whose ownership has changed.

According to the current standard, with 90 square meters as the limit, and the first and second houses as different conditions, it can be divided into the following situations:

Purchase of ordinary houses below 90 square meters, and the house is the only house in the family, the deed tax is levied at a tax rate of 1%.

Purchase two ordinary houses for families with a size of less than 90 square meters, and the deed tax will be levied at the rate of 1%.

Buy 1.5% of ordinary residences over 90 square meters (inclusive), deed tax is levied at 1.5% for purchases of over 144 square meters (inclusive), and 3% for non-residential houses.

The purchase of two ordinary residences of 90 square meters (inclusive) is levied at a deed tax rate of 2%. In particular, the deed tax on second homes in the four major cities of Beijing, Shanghai, Guangzhou and Shenzhen is charged at 3%.

In addition, the deed tax is levied at 1% for economically affordable housing and 3% for non-residential housing.

According to regulations, deed tax is paid when applying for a real estate certificate. However, in practice, many developers force buyers to pay the deed tax in advance when they hand over the house. After the house is handed over, if the buyer finds that there is a discrepancy between the actual area and the area agreed in the contract, the deed tax will be refunded more than paid.

As for the payment is paid by the buyer, the developer is not allowed to collect it.
