China’s super high-rise buildings are no longer alive.

In the near future, the Wuhan Greenland Center, which has reached a height of 636 meters, was suspended due to arrears of construction. This company, which is keen to build super high-rise buildings, has been in the country in the early years, by bundling the skyscrapers that local governments are scrambling to chase. Gaining other land gains, but now, such expansion strategies have ushered in a severe test.

More importantly, this has caused the super-high-rise building form and the way behind it to re-emerge.

In China, the establishment of super-high-rises has become the goal of competition in various cities. In a large number of second- and third-tier cities, skyscrapers have risen, and the resulting vacancy rate problem, long cycle, A lot of capital investment makes skyscrapers in China start to face embarrassing situations.

On the other hand, local governments have also changed their development ideas, and instead focus on emerging industries such as cultural travel and characteristic towns, and developers have also responded to the establishment of cultural travel. Group, investing heavily in creatingClosed business, and access to land through new business, and the super high-rises that are in full swing in the past are difficult to win the favor of the government and developers.

“China’s first floor” stoppage

Recently, a China Construction Third Bureau Group Co., Ltd. (hereinafter referred to as “China Construction Third Bureau”) to Greenland Holdings Group Ltd. (hereinafter referred to as “Greenland Group”) issued “Engineering Contact Letter”, the letter said that Wuhan Greenland Center due to the payment of huge amount of progress, It has been completely shut down.

The title of this contact letter is “About the project due to the owner’s owing to the project payment stoppage”. The specific content is: Due to the owe by the owner to the huge amount of progress of our company, the funds of our company have not been able to turn around normally. It is forced to implement a complete shutdown of the project from now on, and the owner will resume work after solving the payment of the project payment. The general contract will inform the subcontractor of the date of rework in advance, and it is inconvenient for each subcontractor. Please understand.

At the same time, the contact letter was copied to Shanghai Construction Engineering Supervision Consulting Co., Ltd. Wuhan Greenland Center Supervision Project Department, General Contract Business Contract Department, Planning Department and various subcontractors.

A reporter from the Daily Economic News found that there are still cranes at work, but there are few signs of construction in other areas. A number of workers or security personnel on the project said that one unit is now closing and the rest are stopped.

The Wuhan Greenland Center Project is located in the Binjiang Business District of Wuchang and started construction in 2011. This is the 11th super high-rise project in the country. After completion, the total height will reach 636 meters, which will exceed the Shanghai Tower, the tallest building in China.

And this super high-rise project has always been fateful, According to the China Business News, as early as January 14, 2017, Wuhan Greenland Center was ordered to stop work. In July of the same year, the Wuhan Municipal Management Committee issued a letter of supervision again, requesting that the construction of the project be suspended, and the relevant facilities such as the construction tower crane should be rectified according to the requirements of the navigation assessment, so that the height must not exceed 500 meters.

On November 13th, Greenland Group released the latest development of the project. The 6th floor of the basement of Wuhan Greenland Center has been put into use; the 1st floor office lobby and 46th floor lobby, Wuhan Greenland Center Party Group Activity Service Center, Wuhan City Planning Exhibition Hall have been Put into use; 4th floor- The office section of the 62nd floor is basically completed; the 65th floor – 85th floor is undergoing renovation and construction; the 86th floor – 99th floor is under construction of the main structure. At the end of 2020, the office section of the building will be delivered; in June 2021, the hotel section will be delivered.

The façade of the building and the installation of the luminaires have reached 82 floors (net height 395 meters), which is expected to be completed by the middle of next year. Large roof 99 layer (net height 467 meters) steel structure capping, the construction of the roof apron is rapidly advancing.

Greenland Group began to try super high-rises in 2004. In addition to Wuhan, Greenland also has super high-rise projects in Nanjing, Zhengzhou, Dalian, Changchun, Xi’an, Jinan and Nanchang. By the end of 2017, there were 49 super high-rises in the green space. The project includes 45 buildings of 200 meters or more and 8 buildings of 400 meters or more. Basically, “every second-tier cities have green high-rises.”

However, the super-high-level project has a long cycle and a large amount of investment, which is a very big test for the developer’s cash flow.

The green space has its own advantages in this respect. Some insiders said to the interface news: “The minimum development cost in the early stage and the maximization of government support have contributed to the high efficiency of the green space project. The construction of super high-rise buildings in green space will retain the core property. The rest of the property will be sold to form a source of funds; in addition, Greenland Group will guarantee the source of cash flow by refinancing part of the held property mortgage.”

In addition, in order to facilitate financing, Greenland has also created a huge financial system, including financial licenses, industrial funds, mergers and acquisitions funds, exploration of asset securitization, fund management and other forms of large-scale asset customization and liquidation methods, third-party assets. Managed business and established Greenland Finance as a financial control platform.

Racing Super Executive

It’s possible to get through the super high-rise land or because the government’s “super high-rise”I like it.

Zhang Yuliang, Chairman of Greenland Group, publicly stated: “The Greenland Group is doing what the local government wants to do, and local companies can’t do it, or things that are not easy to do. We are the developers who know the government best.” /p>

And former deputy director of the China Real Estate Research Association’s Habitat Committee Kaiyan discovered in early Texas, the local managers began to worry, other cities are building urban complexes, and Texas is also preparing to build more than a dozen urban complexes.

“How can Texas need so many urban complexes?” Kaiyan once asked local officials. He also believes that many cities are not suitable for building super high-rise buildings, neither energy saving nor new urban problems.

In the first decade of the 21st century, China has set off an “arms race” to build super-high-rises, and the city’s skyline has been constantly refreshed.

Breakthrough the 300-meter Dalian International Trade Center Building and Beijing International Trade Center III; the 400-meter-long Shanghai Jinmao Tower and Shanghai World Financial Center; the 600-meter-long “Shanghai Center”, Guangzhou New TV Tower, Shenzhen Ping An Financial Center, Wuhan Greenland Center, etc.

The local government also gives super high-level support in policy.

In 2010, the four departments of real estate, planning, land and supervision of Hefei jointly issued a document to promote the construction of pilot cities for economical and intensive land use, and encouraged the construction of super high-rise buildings, that is, buildings with a single building of more than 100 meters, floors of 100 meters and above. The building area can be used as an incentive and is not considered to be contrary to the original planning and design conditions.

In order to build a corporate headquarters base, Nanning encouraged enterprises to build super high-rise buildings and formulated the “Opinions of the Nanning People’s Government on Promoting Super-high-rise Construction” to encourage the construction of buildings over 200 meters.

Dai Leung, head of China’s research department, Wei Dong told the interface news: “From the “Top Ten High-rise Buildings in the World” from different sources, nearly half of the world’s top ten high-rise buildings are from China. For the government, the construction of super high-rise can not only save more land resources, but also can be used as a city card to improve the city’s influence and promote urban investment. It is also an important symbol of urban development.

But the super high-rises will also bring problems such as building safety hazards and air pollution. For developers, as land prices continue to rise, developers tend to get land parcels at a high premium rate, so developers are more inclined to increase the number of buildings.
